Wildfire Victims May Be Eligible for Property Tax Relief in El Paso County
As wildfire season continues across Colorado, El Paso County officials are reminding homeowners that property tax relief may be available for those who suffer significant damage or lose their homes to a wildfire.
When a residence is destroyed during the year, Colorado law allows the value of the structure to be adjusted based on the date the loss occurred. Rather than paying taxes on the full value of a home that no longer exists, property owners may only be taxed for the portion of the year the structure remained standing.
For example, a home destroyed on July 1 would generally be taxed for about half of the year, reducing the tax burden on families already facing the challenges of recovery and rebuilding.
County officials emphasize that homeowners must notify the El Paso County Assessor’s Office when a property has been destroyed. Prompt notification helps ensure the property is reviewed and any applicable tax relief can be considered.
In addition to adjustments on the destroyed structure, the land itself may continue to qualify for the residential assessment rate for at least two years after the loss. This provision can provide additional financial stability while property owners navigate insurance claims, permitting, and reconstruction efforts. In some circumstances, the county may extend that timeframe, particularly when rebuilding is delayed due to factors outside the homeowner’s control.
The policy reflects lessons learned from past disasters in El Paso County, including the Black Forest Fire, when some residents faced lengthy delays in settling insurance claims and rebuilding their homes.
Officials encourage residents impacted by wildfire damage to review eligibility requirements and submit any necessary applications before the Aug. 15 late application deadline.
